- Checks if we’re already sending mail to that mailing address, even if it’s for a different property. If we are, it adds the property but skips adding it to a campaign – think of sellers who own multiple properties. Why waste money if we’re already hitting them?
- Checks against a growing list of keywords (@ 80 presently) and skips importing all together if there’s a match . Eg anything with a number, variations of county, state, city, department, inc, church, LLC, etc. None of these are humans.
- Checks a growing list of competitor mailing addresses and skips adding them if there’s a match. Theoretically these would get caught in the keyword check. Call me paranoid but some of investors have 2 mailing addresses (cough, cough) or use their personal name
- Renames anything similar to TRUST to Property Owner. Still a prospect but keeps you from looking like a moron by mailing “Dear 123 Ave Trust…”
- Checks for existing nixies and only reactivates the address if the owner or mailing address has changed
- Maintains DO NOT MAIL requests, no matter how verbally abusive, and reactivates them after 12-18 months (I’m still up in the air on this one)
- If someone’s on a follow up campaign, checks weekly to see if the property has been sold to someone other than me, then flags it for research and stops mailing them
- Converts any single character names to PROPERTY OWNER. I’ve never met anyone named A.
